Raised Foundations and Crawl Spaces
Houses with raised foundations are particularly vulnerable because they frequently include cripple walls, short wood-framed walls between the foundation and first floor, that may not be properly braced.
Cracks in Walls or Floors
Visible cracks in interior walls, ceilings, floors, or exterior stucco may indicate movement or stress in the structure. While some cracking is cosmetic, persistent or expanding cracks can suggest underlying foundation issues.
Doors and Windows That Stick
If doors and windows suddenly become difficult to open or close, the home may be experiencing settling or structural movement. These symptoms can point to foundation shifts that should be professionally evaluated.
“Earthquake retrofitting is one of the most cost-effective ways to strengthen an older home,” Clarke added. “In many cases, the cost of preventive work is far less than the expense and disruption associated with major earthquake damage.”
